Los Angeles based hospitality group Zinque is looking for a highly organized and experienced individual to act as a Construction Project Manager. You will be working on a tenant improvement renovation to an existing restaurant in Westlake Village. You will be working closely with the project architects during permitting and CD development. After permitting, you would work with a pre-selected contractor to develop a budget and schedule.

As Construction Project Manager or Superintendent, you will be responsible for keeping construction moving forward, on schedule, on budget and inline with existing restaurant standards. You will be in charge on scheduling crews, monitoring day-to-day construction tasks, ensuring that sub contractors are building to plan details, scheduling and passing city inspections, working with accounting to track all change orders and costs. Any ability to actually assist in the trades doing physical work would also be a benefit. During construction, you would be expected to be on-site daily acting as a superintendent.

Qualifications/important skills:

  • Required experience in on-site construction management of a commercial project in Los Angeles is a must – knowledge of local building codes/regulations
  • Ability to manage the on-site work for consistency with the construction documents and directives from the architect
  • Ability and experience to coordinate and communicate with multiple trades concurrently
  • Ability to answer RFI’s and create daily reports in coordination with the architects
  • Ability to be proactive and solution oriented during the construction process
  • Ability to set up and use online construction management software and keep information updated daily
  • High level of organization and attention to detail
  • Car & driver’s license
  • Basic drafting knowledge of CAD would be a benefit but not required

Expected Tasks:

  • Create, manage and track RFI’s, submittals and samples
  • Coordinate and process change orders
  • Manage punch lists
  • Maintain/update project records
  • Assist in creating, distributing and updating the project schedule
  • Create and distribute meeting minutes
  • Create and distribute project closeout material
  • Coordinate monthly subcontractor billing and pay applications
  • Maintain effective communication regarding the schedule, budgets, and scope of work
