Assembly OSM is a fast-growing, Fifth Wall-backed company on a mission to make urban development more scalable and sustainable. We are a NYC-based modular design builder with decades of experience in real estate development, public-private partnerships, offsite construction, and manufacturing. We are hard at work developing our first two buildings in New York City, and growing the team to allow us to really take Assembly to scale.

Our team has developed billions of dollars of urban real estate including the tallest high-rise modular tower in North America (461 Dean Street), and has led major manufacturing operations at companies like Tesla and General Motors.

The Assembly approach is quite different than the modular solutions that have been deployed in the past. The process is more similar to aerospace manufacturing than construction — leveraging high fidelity digital twin models and distributed manufacturing to make our business more scalable and resilient.

Your Role:

As the VDC Coordinator, you will execute our BIM/CAD strategies, ensuring excellence in project execution. Your role is pivotal in driving our mission to reshape urban development through the innovative design and assembly of modular prefab buildings.

You will:

  • Drive Assembly’s model-based project delivery process. Key to this is working with people from a diverse set of backgrounds to translate Assembly’s modular systems into real-world buildings
  • Coordinate modular and conventional scopes within a building project, while working closely with external consultants (AOR, EOR, MEP, Facade Consultants, etc)
  • Manage and maintain Revit model infrastructure & BIM standards, improving overall usability, geometry/drawing/metadata generation, quality, and speed
  • Advise internal team members on optimal methods of model & drawing production
  • Identify opportunities to optimize or automate workflows
  • Make meaningful contributions in a fast-paced and dynamic startup environment. This can range in scale from working on company strategy around Revit model structure and workflows one day, to creating detailed drawings and picking up mark-ups from cross-function reviews for a project deadline.

You are:

  • An effective communicator who thrives in a collaborative environment. You understand that high-fidelity modeling is key to seamless communication on a building project.
  • Revit/BIM guru with proven history of leveraging technology to achieve more with less
  • Excited and able to learn new software programs, and to use detailed parametric modeling to optimize design workflows
  • A systems thinker with a passion for parametric modeling and productizing architecture
  • Detail-oriented and meticulous in your approach to projects
  • Quick to identify issues and proactive in finding solutions
  • Thoughtful and enthusiastic about getting into fabrication details

You have:

  • Minimum Bachelor’s degree in Architecture/Engineering/Construction (AEC), mechanical engineering, manufacturing or related fields. All candidates with applicable experience are encouraged to apply
  • 5+ years work experience in architecture, construction, manufacturing, engineering or building projects
  • Expert skills in Revit and related coordination tools (BIM360, issue tracking, etc.) as well as interoperability tools and workflows.
  • A strong interest in 3D and technology in general, with a desire to learn new skills in tools more typically found in manufacturing (CATIA, PLM, ERP)
  • Domain expertise in major building systems (mechanical systems, structural, facade, etc.) and understanding of means & methods of construction a plus
  • Interest in scripting, automation (Grasshopper, Dynamo or code) and some exposure to mechanical modeling tools (Solidworks, Fusion, Inventor, etc.) a plus
  • Demonstrated experience on real-world construction projects & BIM usage in a production environment
