Hanbury is seeking an experienced Construction Administrator to join our team in Baltimore, MD, or alternatively, a full-time representative in Princeton, NJ who would affiliate with our Baltimore, MD office during and post-completion of the project. A recognized leader in construction administration who provides technical leadership and is an advisor on large-scale projects. Possesses strong communication skills, a sense of urgency and responsiveness, a flexible attitude, the ability to solve problems creatively and the ability to foster and manage effective client relationships. Responsible for high-impact decisions in the application of codes and building systems and takes personal responsibility to ensure the responsiveness of architects and engineers throughout the construction of projects.

Responsibilities

  • Manges and leads team through Construction Phase Activities for a large-scale project, including jobsite meetings, correspondence, submittals, and payment application reviews.
  • Works closely and diligently with Owner, Architect/Engineer Team, and Contractor representatives to achieve project goals/requirements, and employs standard protocol for communication with and between team members to include the Owner, Architect/Engineer team and Contractor representatives.
  • Proactively applies knowledge of codes, university standards and all types of building systems (architectural, civil, structural, etc.) to projects.
  • Utilizes Building Information Modeling (BIM) to understand potential problems/solutions and proactively coordinates responses with Architect/Engineering Team
  • Reviews and manages Requests for Information (RFI) and submittals and maintains current documents using Hanbury’s construction document management software Autodesk Construction Cloud and Newforma and other owner platforms.
  • Proactively communicates with design team to gain understanding of design intent and responds with clarity (always on-time) based upon confirmed direction from design team.
  • Monitors owner and/or contractor-directed changes for compliance with our basic services agreement.
  • Checks submittals (i.e., shop drawings and product data) to determine conformance with project contract documents, design intent, best practices, and quality expectations.
  • Performs site visits 3 days/week, observations and inspections and prepares field reports. Additional on-site presence may be required at times.
  • Evaluates cost-related aspects of the project and administers change orders, proposed changes, construction change directives, substitutions, time delays and payment applications in accordance with contract and project requirements.
  • Builds consensus among team members and achieves project goals by facilitating communication between Owner, Architect, Contractor, and Consultants and by maintaining current knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement, Architect-Consultant Agreement and any additional services agreements.
  • Leads and collaborates in team meetings to discuss project issues, technical issues, and coordination with other disciplines.
  • Responsible for preparing and/or reviewing meeting minutes and appropriate documents for consultant coordination meetings.
  • Manages conflict effectively and encourages a healthy team environment.
  • Fosters and maintains a collaborative professional working relationship with the owner, contractor, project team and consultants.

Qualifications

  • Accredited professional degree in Architecture, Architectural Engineering, Engineering, Construction Science, or related field preferred
  • Architectural Registration is preferred.
  • Typically, 15+ years of experience
  • Sustainable design accreditation is preferred; knowledge of sustainable design registration requirements is required.
  • Proficiency with architectural software such as Revit, AutoCAD, Newforma, 3D modeling software and PDF-editing software preferred.
  • Proficiency in MS Office Suite preferred.
  • Strong knowledge of sustainability, building systems, and integrated design guidelines
  • Strong knowledge of the Owner-Architect Agreement, Owner-Contractor Agreement and Architect-Consultant Agreements
  • Advanced knowledge of architectural building systems, accessibility guidelines and QA/QC process
  • Advanced knowledge of building codes and ability to research and apply/incorporate into technical documents.
  • Experience with managing and performing duties in a fast-paced environment.
  • Strong organizational skills and the ability to work on multiple tasks at the same time.
  • Ability to communicate in a clear, concise, and professional manner both orally and in writing.
